As part of the Building Permit process, you may be required to obtain "Report & Consent" approval from either your neighbour(s), Council/Shire or another authority. There may be multiple Report & Consent approvals required for your permit.Examples of situations requiring report and consent are:* Requesting site setback closer to your front boundary than the regulations allow for your block* Building higher on the boundaryThis item may not be known until the permit application stage. If requested as part of the compliance for the permit, the Extra Charge will be added to your Estimate

Site Measurements and Levels are provided by a surveyor for the purpose of the house construction plans. Building Site Position: Survey, Feature Survey & Site Levels- Bendigo Zone 3550 - (Value Included $1,045 Inc GST)Extra charges may apply If more detail is required for planning permit or other permit requirements, or if the title boundary pegs are not intact or the site measurements are not consistent with the Title/Plan of Subdivision.

For certain land sites, there is a requirement for the landowner to provide a Bushfire Management Overlay or Bushfire Management Plan as part of the document and compliance process.A BMO or BMP Report is not included in our Base Pricing in your New Home Estimate as they are not generally required for regular home builds and relate more to development or rural sites. If required, will be charged as an Extra CostAt this stage you, and or we, may not be aware of whether it is required, therefore please select Option 2 below. If you do require a BMO/BMP, we will obtain a quote from the appropriate consultant for your review and approval.

We assume that the title to your land is currently in your name(s) and ready for us to commence this process.If so, please enter - Title in our nameIf not, and you are still waiting for settlement, please advise (by entering text in the section below) the expected settlement date for the title to be transferred into your name(s).Note: If title is not in your name, we can proceed with the majority of the preliminary agreement process, however we cannot complete the soil test and site reports until access is available and approved and therefore, we cannot get a building permit until the title is issued in your name. These outstanding items are all addressed asap after site access is possible and/or title issue. There is usually a delay of approx. 1-2 weeks after settlement for the title issuing in your name.

If our surveyor cannot locate title pegs or be certain on the boundary, a title re-establishment survey process is required. Surveyor will check boundary and fencing etc and place new title pegs for the building process

Planning Permit Costs are NOT included in the Base price of your New Home Estimate.  All Planning Costs are extra charges that either we add on your pricing as extra or you pay and provide the required reports and approvals to Lane Housing Co.If your Project requires a Planning Permit, we can provide you with a Quotation from our recommended Planning Consultant.  You are also welcome to engage a consultant of your choice, and this will be a cost you pay directly to that consultant.Often the planning process requires specific Drafting details.  These will form extra costs and we will discuss with you the likely extent of time and show these costs in the Drafting - Extras section of this agreement and be invoiced at $80 Inc GST Per Hour.  Any Associated costs from the planning process, eg streetscape or 3D images, expert consultant costs, drafting revisions, authority fees will be extra costs are either paid by you directly outside of our Lane Housing Co agreement or added to this agreement and included in your final Contract Price as added extras.
